Formula One superstar Lewis Hamilton mastering the infamous ‘Top Gear’ test track recently proved to me yet again why this young British phenomenon is demanding such enormous respect around the globe. Strange but true, successful Formula One drivers are not too dissimilar to Property Investors in the respect that both drivers and investors alike skilfully apply two types of information whether driving in Grand Prix races or driving forward their property portfolios. These two streams of information are vital to both drivers and investors alike if they are to survive and succeed in a demanding and potentially highly rewarding arena of life. Feedback: Feedback provides the racing driver information on events that are happening at a precise moment. For example if a car swerves in front of him or he is overtaken, feedback causes the driver to respond to imminent danger. However, with the high speeds involved, drivers find it impossible to rely on Feedback information alone as they manoeuvre around the track at break neck speeds. Due to these high speeds, by the time the brain has told the driver that a curve is in the road for example, it is too late to react and therefore the knack to success is that the driver must literally know the track beforehand and this success-creating, proactive principle is commonly referred to as feedforward. Feedforward: Feedforward is the perfect complement to Feedback and finds its home in the future. Feedforward is the process Racing Drivers use to memorise and practice every aspect of the track way ahead of the race. Every corner, incline and surface is registered in the memory bank until their brains literally drive the course ahead of them arriving physically! In other words they work from the completed picture back into the present! With this highly tuned automatic mechanism working on the driver’s behalf their brains literally know the exit strategy of a corner long before they arrive by kicking in this finely tuned pre-programmed automatic part of their brain. The beauty of feedforward is that it frees the driver to apply the conscious thought processes of feedback to deal with immediate crisis and adjustments whilst still maintaining speed and accuracy on the pre-set course. For the Property Investor, we can easily see why Feedforward and Feedback become two of our greatest friends. By putting to work in tandem these simple principles and establishing a plan for the future to know and understand your desired end result, you are well on the way to becoming a skilled and wealthy property investor in your mind!
