Why invest in Spain
Although Spain has a high number of vacant properties, which have been purchased for the holiday market, there is a vast shortage of properties for the domestic market! Buy to let mortgages and not available via Spanish Banks and rental properties have been provided by commercial landlords.
Spanish residents do not wish to rent on golf course where there are empty properties, they prefer to be in the local towns.
The Spanish rental market is currently about 10 to 15 years behind that of the UK. Without the benefit of buy-to-let and equity release mortgages, and rental income not being taken into account when assessing mortgage affordability, the private Spanish investor is unable to invest in property in the same way as we have in the UK. A number of UK banks are now offering buy to let mortgages for Spanish properties, enabling the UK investor to take advantage of this new market.
The Spanish government has recognised that the already massive shortage of good quality rental property for the domestic Spanish market will be exacerbated as a result of the predicted 1.8 million legal immigrants who are expected to settle in Spain by the end of the decade. This influx of legal immigrants has been welcomed by the Spanish government as it recognises the need to attract workers to fill the employment vacancies arising as the Spanish economy flourishes. Many of the immigrants are second and third generation Spaniards returning to Spain from South America, as well as migrants from the emerging EU nations.
